This block of 46 flats has used the services of Michael Richards & Co. since the start of the 1990s including the period since December 1999 when the company gained possession of the block freehold. Michael Richards have proved efficient managing agents over the years. They arrange and control the activities of the various contractors needed, manage and monitor our caretaker and his work, and carry out the financial administration of our service charges and ground rents, and the payroll administration for the caretaker. In general they answer communications speedily, arrange site meetings when required, and have proved pro-active in spotting problems and dealing with them.
Adam Goldwater is willing to attend occasional evening meetings (e.g. our annual general meetings), and by now has built up considerable experience of residential block management which has proved useful to us. As an individual I have found him knowledgeable, courteous and keen to advise whenever he can.
When we took over the freehold our board did debate whether to change managing agents, and our decision to retain Michael Richards is an indication of our faith in their services.
